A Trustee Sale Guarantee or TSG is a title report and policy provided to a trustee to provide recorded information regarding the non-judicial foreclosure process as well as protection. It is obtained at the start of the foreclosure process before Notice of Default is prepared for recording. The TSG provides the information needed to ensure compliance with California law regarding non-judicial foreclosures.

A TSG provides the following:

• The legal description of the property.
• Vesting,
• List or deeds of trust recorded,
• List of encumbrances and liens on the property.
• Property taxes owing.
• Whether a bankruptcy has been filed by the debtor,
• The names and address of individuals and entities that must receive notice of the foreclosure proceedings,
• The newspapers qualified for publication, and
• The city of the Judicial District in which the property is located.

The title insurance company issuing the TSG will record all documents and will provide date downs.
